Natural Light Without the Leaks

Skylights transform dark interior spaces. A well-placed skylight in a hallway, bathroom, or kitchen adds daylight that no fixture can replicate — and cuts energy costs by reducing the need for artificial lighting during the day. The problem is that skylights have a reputation for leaking, and in many cases it’s deserved. Most skylight leaks aren’t caused by the skylight itself. They’re caused by improper flashing, wrong curb height, or sealant instead of proper step flashing.

Skylight Types We Install

Different spaces call for different skylight solutions. We work with all major types and recommend the best fit for your roof pitch, room layout, and budget.

• Fixed skylights — The most common type. A sealed, non-opening window set into the roof. Maximizes light with minimal leak risk. Ideal for vaulted ceilings, hallways, and stairwells.
• Vented skylights — Open manually or with a motor to allow airflow. Best for kitchens and bathrooms where moisture builds up. Electric or solar-powered options available with rain sensors that close automatically.
• Tubular skylights (Sun Tunnels) — A reflective tube that channels daylight from the roof into interior rooms. Works in spaces where a traditional skylight isn’t feasible — closets, laundry rooms, interior bathrooms. Smaller roof opening means lower cost and simpler installation.
• Custom skylights — Non-standard shapes and sizes for architectural applications. Ridge skylights, hip skylights, and continuous skylight runs for commercial and high-end residential projects.

Skylight Leak Repair

If your skylight leaks, the cause is almost always one of three things: failed flashing, cracked glazing, or condensation (which isn’t actually a leak — it’s a ventilation problem). We diagnose the root cause before recommending a fix, because sealing over bad flashing with caulk only delays the problem.

Common repairs include reflashing with proper step and counter flashing, replacing the glazing seal, installing a new flashing kit, or full skylight replacement when the unit has reached end of life. If we’re already replacing a roof, adding or replacing skylights during the reroof is the most cost-effective time — the area is already stripped to decking.

Energy Efficiency

Modern skylights are nothing like the single-pane units from the 1990s. Today’s skylights use double or triple glazing with low-E coatings and argon gas fill. They meet or exceed ENERGY STAR requirements, and some qualify for federal tax credits. Solar-powered vented skylights with blinds qualify for the 30% federal solar tax credit through 2032.
